Our thorough procedures ensure that we have a solution to meet each of your needs. Leasing PropertyYour property will be advertised on our website, including a photo and description of the units. We will show the rental unit to prospective tenants and take applications. We screen the applicants by doing a credit check, a background check, and making reference calls to find the most suitable tenant for your unit. We then prepare the lease and other necessary documents. Collecting PaymentsTenants make rent payable to Chestnut Flats LLC, and we transfer payment to you once a month for rent that has been collected. On or about the 22nd of each month, we will send you a rent roll indicating the rent paid for each property. As our guarantee, the management fee will apply only to rent that has been collected. Resolving Tenant IssuesIf a tenant has any maintenance problems, our office will contact our maintenance workers, or the repairman you choose to designate. We will coordinate with local service companies, such as electricians, plumbers, pest control agencies, etc., as needed. If a situation arises in which the tenant becomes delinquent on their payments or breaches their lease in some way, we will contact the tenant and attempt to resolve the issue. If the problem continues and it becomes necessary to evict the tenant, we will file the necessary forms with the court system and follow with eviction proceedings. Preparing the UnitWhen your unit becomes vacant, we will do a damage inspection to determine if any deductions should be taken from the tenant's security deposit. We will also arrange for any required inspections for your rental units. Other ServicesChestnut Flats also provides an on-call maintenance team that will take care of any emergency maintenance problems that may arise. Cleaning services, lawn care, and snow removal services are also available. Any services provided by subcontractors are not included in the management fee, and you have the option of using the repairman of your choice.
